New Residential Tower ‘Local’ Revitalizes Central Lonsdale
North Vancouver development to feature brand new 42,000 sq. ft Loblaws at ground level
Anthem Properties’ Sales and Marketing Director Robert Marchand believes that North Vancouver residents won’t quite believe what they see once the new Local on Lonsdale project is completed in 2013. “At street level, a brand new 42,000 square foot Loblaws store will anchor the building and be double the size of the old Extra Foods that used to be on the site.”
Loblaws is a major Eastern-based grocery chain that is a well-known industry leader hoping to increase its visibility in Western Canada. Without naming names, Marchand adds that: “The new Loblaws, and the 20-storey Local on Lonsdale tower will be very similar to what you might find in Yaletown, Coal Harbour, or even Park Royal. It will be a new ‘energy point’ for the entire Central Lonsdale area.”
The first municipality on the North Shore was the District of North Vancouver. It was formed on August 10, 1891
Sitting on the corner of 17th and Lonsdale, Local is situated in the core of the energetic neighbourhood along Lonsdale. Residents are steps away from popular restaurants, local shops and entertainment along the strip.
A North Shore resident, Marchand is excited by the opportunities that North Vancouver presents. “We want to attract the younger, technologically savvy purchaser who is renting and wants to get into the market as a first-time buyer. Time is valuable to them; they’re ‘always on’, and they want to live close to where they play.” Designed by award-winning architectural firm Rafii Architects Inc., the contemporary design will bring a West Coast urban vibe to the neighbourhood. The building itself has been designed to integrate with the existing community, rather than define it. Situated on the natural Lonsdale ridge, the tower was conceptualized to capture the mountainous skyline views while creating functional living spaces.
Local is also a sustainability conscious building and has partnered with Lonsdale Energy Corporation (LEC) to incorporate an efficient heating and hot-water system into the building design. Other green features include low-E windows, a one-acre green roof, rooftop terrace with garden plots and exceptional landscaping to allow residents to embrace the brilliant North Shore skylines. Local will also bring a new elevated perspective to each living space, with high quality fixtures and finishes to compliment the breathtaking views outside.
Marchand also points to the recent awarding of a major federal contract to Seaspan Shipyards to build several new Coast Guard and navy support vessels as being a real game-changer for the North Shore real estate market. “I think investors will want to look at Local as an opportunity to possibly rent units out to these new workers.” Up to 3,200 new jobs in the shipbuilding industry alone will be created.
Local pricing starts at $309,900, with living space ranging from one-bedroom condominiums to two-bedroom town houses and luxurious sub-penthouse units that offer spacious living quarters with striking interior features and spectacular views exclusive to the North Shore.
