The long-established West End corner of Burrard and Harwood streets is getting Modern: a new glass and concrete tower from developer Amacon. The 17-storey tower will feature colourful blue glass accents and a contemporary design, and be anchored by 5,500 square feet of retail space facing Burrard. Modern homes will range from 482 square feet to 1,755 square feet, starting at $349,900, with occupancy slated for May 2014.

“The location is a huge draw for people,” says Amacon’s Nic Jensen, adding the development will appeal to a wide range of buyers, from young couples or new buyers to people looking to downsize. The West End location is ideal, he says, since it’s so central and close to so many things. Modern buyers will be able to easily access downtown shops, restaurants, fitness facilities, theatres, galleries and markets.

Beaches and parks are just a few steps away. Transit is right out the front door. “It’s not just Harwood and Burrard. It’s the intersection of everything you love about the West End,” says the Modern sales kit, juxtaposing familiar images taken from the vibrant neighbourhood, like a young woman jogging on the seawall, the well-known Japa Dog food cart and a photo of beach cruiser bicycle. “Located in one of Vancouver’s oldest and most established neighbourhoods, the West End isn’t just charming — it’s also convenient.

“Whether you’re in the mood for the friendly buzz of Davie Village, the calming influence of the sea, or the indulgent fun of Robson Street, the West End offers a taste of everything,” it says. “Walkable, livable and truly neighbourly, you’ll find that home has never been easier to love.” Inside the Burrard Street sales office, buyers can walk through a display suite featuring some of the ingredients that will make up a Modern home.

They can also take in a scale model of the 17-storey, LEED gold-equivalent, glass and concrete tower designed by IBI Group. It has blue glass detailing, as well a landscaped podium courtyard that will include a children’s play area as well as urban agricultural plots. Buyers also have access to their own fitness facility, including cardio and free weights, a secured keyless garage and entry lobby. Inside, homes will feature buyer-friendly comforts like engineered wood flooring in the entry, kitchen, living and dining room, as well as wool carpeting in the bedrooms.

As well, homes will be full of smart and eco-friendly options such as dual-flush, water-efficient plumbing fixtures, low-VOC finishes and low-emitting building materials and highly insulated walls and roofs. The large, double-glazed, low-E windows come with custom fit designer roller blinds. Homes also come with GE front loading, energy-star washer and dryers, as well as a stainless steel appliance package in kitchens. “It is a full-sized appliance package,” says Jensen, standing inside the display kitchen, next to a large kitchen island.

He points to the contemporary-looking, stainless Fisher Paykel fridge, with bottom mount freezer and opens the door. “It’s big enough to put stuff in,” he says, nodding as he opens up the fridge to point out a roomy interior. Kitchens also feature a Bosch cooktop and integrated wall oven, and come stocked with a Panasonic microwave, Bosch built-in dishwasher and stainless double-bowl undermount sinks and Grohe chrome faucet.

Countertops and backsplashes are topped in manufactured polished stone, with contemporary lines. Homes are available in two colour schemes, one lighter and one slightly darker, as in the display suite. “It’s a clean look,” says Jensen, of the Modern kitchen décor, echoed in the bathroom, living area and bedroom’s interior design. Bathrooms feature one-piece Caroma dual flush low-flow toilets, with polished porcelain tile flooring.

The display suite showcases a flex space, decorated as an office, as well as a brightly-decorated bedroom with a walk-in closet with plenty of room. “The spaces are all very livable,” says Jensen, walking through the main living area, brightened by large windows and connected to an outdoor patio.
