Polygon’s Capella townhomes are big on space, inside and out

Whether you opt for plan A or B, homes in North Delta development provide plenty of space

Capella, a new townhome development at the Sunstone community in North Delta, offers buyers plenty of space inside and out, says Polygon’s Ralph Archibald. And, he adds, the location is great, too. “It’s very central. It has easy access to the city, but you get a lot more for your money out here,” says Archibald of the Delsom Way site that’s close to parks, hiking, amenities and more. The 34, four-bedroom, four-bathroom townhomes range from 2,088 square feet to 2,217 square feet and start at $499,900.

Capella is the sixth townhome community at Polygon’s master-planned Sunstone community, and according to its sales kit, it’s also its “brightest star.” Located on a slightly elevated ridge, with plenty of perks for buyers, it’s an exclusive enclave within Sunstone, Archibald says. “With picturesque views, charming architecture and spacious, contemporary interiors, this collection of executive townhome residences welcomes you,” says the sales kit, which has a photo of a smiling woman piggybacking a little girl in a field of yellow flowers.

The headline reads: “The next chapter begins here.” Archibald says he expects the homes to appeal to a wide range of buyers, especially people looking to downsize from their homes in style, or families with children looking for comfort and space. Buyers can choose from two different plans, A and B, both on display at the building site, and available in two different colour schemes, “modern dark” or “traditional white.”

Plan A homes offer more views, including some of Sunstone Lake and the area’s green spaces. On a clear day, some have views toward the ocean and South Delta. Plan B homes offer buyers larger outdoor areas, with plenty of space for backyard entertaining, and slightly larger floor plans. The Formwerks Architectural-designed townhomes have an Arts and Crafts style, with pitched roofs, gables and window boxes. These are built around a nicely landscaped central courtyard area.

Capella homes also feature many smart green-friendly touches, including low E-glaze windows, dual-flush toilets, energy-efficient appliances, and a rain garden in the landscaped central courtyard to promote filtration and evaporation of surface storm water. The sales kit includes more info on this, including ways Polygon worked to reduce its environmental footprint, like prefabricating walls during framing to reduce waste.

Each three-level home has it’s own enclosed entry way with a private grassy yard enclosed by a picket fence. Homes also have their own back decks or patios and green space in the front and rear. And every unit has its own two-car garage. “They have a single-family home feeling about them,” Archibald says, walking up the steps to the metal panelled front door of one of two display homes.

Inside, there’s an airy and bright atmosphere thanks to overheight, nine-foot ceilings and laminate flooring in the main levels open-concept kitchen and living room. Bedrooms, flex rooms and hallways have plush CRI Green Label nylon carpeting. The living room off the main entry has an electric fireplace with a custom mantel, and a nice open design as well.

Kitchens have granite-topped countertops and an oversized kitchen island, with custom-designed, wenge stained or white shaker cabinetry, with brushed nickel hardware and under-cabinet lighting. The standard appliance package includes a stainless Fisher & Paykel fridge, an Energy-Star Frigidaire bottom-mount dishwasher and cooktop, with a Broan hood fan.

The impact is classic but modern, and very livable. “This actually becomes the centrepiece of the kitchen,” says Archibald, leaning against the large kitchen island. At the same time, he points out, the actual kitchen is roomy enough to comfortably fit a nice kitchen table eating nook, facing out to the back deck. Handy for outdoor barbecues or entertaining. Upstairs, homes have space for their own laundry room with hookups for a side-by-side washer and dryer.

“These homes have true laundry rooms,” he says, standing inside the nicely decorated space. The master bedroom feels large and airy, thanks to big windows. In fact, there’s even a window in the walk-in closet. The ensuite bathroom has an oversized soaker tub with a separate shower, enclosed with a glass door. The bathtub has a porcelain tile surround, marble countertops and a porcelain tile flooring. The lower level in the first display home is designed as a guest bedroom.

But in the B plan display home they’ve shown it as a flex room, with a full in-home movie room, complete with cup holders in the comfortable chairs. As part of Polygon’s Sunstone master community — it will eventually include about 800 homes — the new residents of Capella will have access to the resort-style amenities offered at the Sunstone Club. The 12,000-square-foot space includes everything from an outdoor swimming pool, hot tub and fireplace looking out to the lake to an indoor gym, basketball court and a movie room set up like a little theatre. There’s also plenty of community green space, with a park, a playground and a soccer field.

“It’s an extension of your home right?” says Archibald, adding it’s all just a few steps away from Capella. “It’s fabulous,” he says, smiling. “We are really pleased.” And we suspect buyers will be too.
