Prepared To Launch

From the West End to White Rock, B.C.’s developers plan to build for the province’s future.

Among the teeth-gnashing and hand-wringing headlines around B.C.’s slowdown in housing sales, one fact remains – British Columbia’s population will continue to grow. In the four decades between 1971 and 2011, B.C.’s population doubled – to 4.4 million from 2.1 million residents. The 10-year average between census-takings continuously shows a growth rate of higher than 10 per cent. B.C.’s population is expected to rise by about 50,000 per year for the next five years.

With rental occupancy rates well under three per cent and investors continuing to clamour for product (in the right location, of course), the future looks promising for B.C. homebuilders, specifically in the Lower Mainland. While projects may be delayed due to either regulatory issues or slow pre- sales, B.C. developers build somewhere between 12,000 and 17,000 housing units per year – a statistic that has been remarkably stable, year over year.

So, it’s likely to be good times for both condo marketers and media buyers hired to “get the message out” about upcoming new buildings and investment opportunities.
